Atlanta area Fall home show this Friday-Sunday

Don't Miss the 2012 Fall Atlanta Home Show, Friday-Sunday, Sept. 21-23 at the Cobb Galleria Centre (www.AtlantaHomeShow.com).Georgias largest fall home show will feature exhibits from hundreds of local home improvement companies and experts, showcasing the newest products and services for home interiors and exteriors. Vern Yip, of HGTVs Design Star and Design Star All Stars, will headline a roster of home improvement experts who will speak each day.  Yip will take the stage on Saturday, Sept. 22 at 1 and 3 p.m. with Affordable Design Todays Trends for Your Home.  Additional speakers include HGTVs Joe Washington and Tonya M. Williams, Stan Garnet of ConsultAHomePro.com and Kali Mallard, editor of Atlanta Home Improvement magazine. The Atlanta Home Show is a SEMCO Show.

Saturday will begin with two live radio broadcasts.  First, Walter Reeves will take the air with The Lawn and Garden Show, followed by Dave Baker, host of The Home Fix-It Show, both on AM 750 and NOW 95.5 FM News/Talk WSB.  Show hours are 10 a.m. 6 p.m. Friday and Saturday, Sept. 21-22, and noon 6 p.m. Sunday, Sept. 23.  General Admission tickets are $10 and may be purchased at the Shows entrance.  Children age 12 and under and adults age 65 and older (with I.D.) are admitted free.  On-site parking is free.  The Cobb Galleria Centre is located at Two Galleria Pkwy., Atlanta, Ga., 30339.  The 2012 Fall Atlanta Home Shows 24-hour information line is 770/798-1997.

The markets should be a bit calmer this week after the FOMC statement. The Feds commitment to buy $40B a month of mortgage backed securities resulted in heavy buying. The 10 yr note yield increased 20 basis points and the 30 year FNMA 3.0 coupon increased 73 basis points from Wednesdays close.

Groveway Community

The Groveway Community Hybrid Form-Based Code Regulations is a great opportunity for the City of Roswell and the community to revitalize this area into a thriving, vibrant neighborhood for our City. The City and the community began the planning process for Groveway back in 2007 for what is now an exciting proposal to redevelop this area. With a grant from the Atlanta Regional Commission (ARC), the City completed a study of Groveway with extensive public involvement.

Historic Gateway Master Plan

The Historic Gateway Master Plan is the next step in an ongoing effort by the City, the business owners, and residents to improve the quality of life, the quality of structures, and the overall design, character and livability of the corridor. It will guide implementation of the recently completed studies of the area with specific design standards, and architectural typologies to enhance the character of redevelopment in the corridor.

Historic Gateway Transportation Project

On September 27, 2010, the Mayor and City Council approved a contract for Parsons Brinckerhoff valued at just under $1.9 million to begin design on a project along Atlanta Street (SR 9) from the Chattahoochee River to Marietta Highway (SR 120). The scope of this project includes a Concept, and Environmental Review document, and Preliminary Construction Plans.

Holcomb Bridge Road Corridor Study (HBR400)

The City of Roswell is conducting a major transportation study in the area of the Holcomb Bridge Road (SR 140) at SR 400 interchange. The transportation study will focus on addressing congestion, tying land use and transportation together, and aesthetic improvements. The study will result in a cohesive conceptual improvement plan along the HBR corridor which may be implemented in phases to address both short- and long-term needs.

New Water Plant

Roswells current water plant is nearly 80 years old and needs to be replaced. Without the new plant, the Citys water production costs will continue to increase at a faster pace than if a new plant was built. It is forecast that a new water plant will save the City $11.6 million over a 20-year period in water purchases from Fulton County and repair and refurbishment costs needed for the old plant.

Strategic Economic Development Plan

The Strategic Economic Development Plan will give City leaders an objective assessment of Roswells competitive position in attracting business to our city. It will identify opportunities Roswell may have in specific industries and locations within the city limits. The plan ultimately will provide a road map for the City to succeed in attracting private investment within an extremely vibrant and competitive regional market.

There are some interesting forecasts out there that are predicting home ownership will continue to fall from the high of 70% to 62.1% by the year 2015.  This is in response to a soft economy, low consumer confidence, limited mortgage money and demographic shifts among other things.

John Burns of JBRE Consulting predicts that, based on broad market conditions, were going to see a rising number of renters and a larger demand and need for rental housing.  Even though the economy is still soft, we are seeing more household formation, and as I always say, people need to live somewhere.

Where and how do we find which markets are poised for the best long term growth potential?  Your personal goals will define how you look at these markets. Are you investing for cash flow today, for tomorrows future appreciation, or both?  With real estate we have the luxury of time to analyze the markets and then act.

NuWire along with Norada have researched and created a 2012 Housing Market Forecast, that lists the top 100 Metropolitan Markets for investing. They are based on future job growth and projected price appreciation.
The data used in the study was based on Metropolitan Statistical Areas (MSA).  You may be familiar with this term as it applies to the Case Shiller Index, which bases its index off the top 10 and the top 20 MSA.  But do you know what an MSA is?  If not, here is a quick definition (as defined by the U.S. Office of Management and Budget OMB):  These are areas around a densely populated core, typically a city, of at least 50,000 people.  Counties that have strong commuting ties to the core are then included in the definition.  The OMB currently identifies 366 metropolitan areas nationwide, with populations ranging for 55,000 (Carson City, NV) to 19 Million (New York-Northern New Jersey-Long Island, NY-NJ-PA).

MSAs are the geographic building blocks of Americas economy and society.  Unlike individual cities and towns, or large political units like states, these are the places within which most people live day to day. 84 percent of Americans live in metropolitan areas. 58 percent of most workers commute to jobs within their metropolitan area, but live in different towns within that metropolitan area. 79 percent of residents who move, choose to move within the same metropolitan area.  Their shopping areas may change but media coverage, sports teams, cultural institutions as well as natural and infrastructure (air, water, roads and airports) stay the same.  What it means is that MSA represents the critical geographic lens through which to understand a changing housing market trend.

I find it very interesting that NV, CA, AZ and FL are all in the top 10 the sand states will come back, its just a matter of time.
